One tenancy

Joint tenancy

One tenancy for the whole house, so one inventory covers every room and every shared space. Priced on the standard price list by the number of bedrooms.

Separate tenancies

Rooms let individually

Each room is let on its own, so each let room gets its own record, plus one record of the shared areas. Quoted on request, because the number of reports depends on the house.

What is recorded

Private and shared, kept apart

Each bedroom: Furniture, fittings, the lock and the keys to that room.
Kitchen: Appliances and cupboards, including any cupboard or shelf allocated to a particular room.
Bathrooms: Each one recorded, and noted as shared or en suite.
Fire safety items: Fire doors, alarms, extinguishers and fire blankets recorded as present and in the condition found. This is a record, not a fire risk assessment or an HMO licence inspection.
Keys: Front door and room keys listed against each tenant.
