Why independent matters

No stake in the outcome

A report written by the landlord is evidence, but it is the landlord’s own account. An independent clerk has no stake in the tenancy, the property or the deposit, and that is what gives the report its weight when it is tested.

In England, a deposit taken for an assured tenancy has to be protected in a government-approved scheme. If the landlord and tenant cannot agree the deductions at the end, the scheme can decide the dispute, and it decides on the evidence.
