The full inventory, then the check-in appointment itself. The property is recorded room by room, the tenant is walked through what has been noted, and the keys and meter readings are agreed before the tenancy starts.

The appointment

Four things happen, in this order
Record

The inventory is compiled room by room, every line photographed and timestamped.

Walk through

The tenant is shown what has been noted: marks, wear and anything missing, so nothing comes as a surprise at the end.

Keys and meters

Every key, fob and remote counted and handed over, and each meter read and photographed.

Report

Written on site and delivered within 3 hours, ready for you to send to the tenant for comment.

Why the check-in matters

The start decides the end

An argument at the end of a tenancy is almost always about what the property was like at the start. A record the tenant was walked through, and was given the chance to comment on, is far harder to dispute months later than one they never saw.

If the tenant cannot attend, the inventory is still completed and the report states who was present.

Asked about the inventory and check-in.

Does the tenant have to attend?

It is better if they do, because the walk through is where the record becomes agreed. If they cannot, the inventory is still completed and the report says who was present.

What if the tenant disagrees with something in the report?

They add their comments when you send them the report. Any factual error should be raised with Emilecon within seven days of delivery, so it can be corrected.

How far ahead should it be booked?

As soon as the move-in date is known. Next day bookings carry no extra charge, and same day bookings are £25 extra whenever the diary allows.

Is a furnished property priced differently?

Yes. A furnished property has more to record, so it sits on the furnished column of the price list.
