- The kitchen, hall and every bedroom, up to two reception rooms, up to three bathrooms, one staircase and one landing.
- Extra rooms
- £10 for each further room or space, including a garden, garage, loft or outbuilding.
- Mid-term inspection
- £80 for any size of property, furnished or unfurnished.
- Short notice
- Next day bookings at no extra charge. Same day bookings £25 extra, whenever the diary allows.
- Sundays and bank holidays
- No visits on Sundays. Bank holiday visits by request only, quoted individually.
- Keys
- Collected from your branch or office and returned, free of charge.
- Parking
- Paid parking or the congestion charge passed on at cost, itemised on the invoice.
- Quoted separately
- Properties with nine or more bedrooms, commercial premises, hotels and serviced apartments, and HMOs let room by room.
- Cancellation
- Free with 48 hours’ notice. Within 48 hours, or where the visit is abortive, 50% of the fee, as set out in the terms of business.
- VAT
- Emilecon is not registered for VAT, so there is nothing to add to any price shown.
FAQs
Asked about the prices.
What is the difference between inventory only and inventory and check-in?
Inventory only is the record of the property, made and delivered. Inventory and check-in adds the appointment with the tenant: the walk through, the keys and the meter readings agreed on the day.
What counts as furnished?
A property let with furniture such as beds, sofas, tables and wardrobes. If in doubt, say what is in the property when booking, and the price is confirmed before the visit.
Is there a travel charge?
No. The same prices apply in every London postcode. Only paid parking or the congestion charge is passed on, at cost.
How is payment made?
Letting agents are invoiced on delivery of the report, with seven days to pay. Private landlords are invoiced when the booking is confirmed, and the report is released once the invoice is settled. Payment is by bank transfer.
Are visits available on Sundays or bank holidays?
Not on Sundays. Bank holiday visits are by request only and quoted individually.
