What the report records
Room by room, line by line- Rooms
- Walls, ceilings, floors, doors, windows, fixtures, fittings, sanitary ware and appliances, described room by room.
- Contents
- For a furnished let, every item of furniture and furnishing listed with its condition.
- Cleanliness
- Graded separately from condition, because a claim for cleaning starts from a different place than a claim for damage.
- Photographs
- Dated and timestamped, each one referenced to the line it evidences.
- Meters
- Readings and serial numbers photographed at the dial.
- Safety items
- Smoke and carbon monoxide alarms located and tested, with the result recorded on the day.
- Keys
- Every key, fob and remote counted and listed.
When it is the right booking
Inventory only, or inventory and check-inBook the inventory on its own when the property is ready days before the tenant arrives, when your own team will meet the tenant, or when a landlord between tenancies wants the baseline recorded now.
If a clerk should also meet the tenant, walk them through the report and hand over the keys, book the inventory and check-in instead. Both are on the price list.

What is the difference between an inventory and a check-in?
The inventory is the record of condition and contents. The check-in is the appointment at which the tenant receives the keys, the meter readings are agreed and the tenant is shown the record. Booked as inventory only, the record is made and delivered, and the handover is left to you.
How quickly does the report arrive?
It is written on site and delivered within 3 hours of the visit.
Does anyone need to let the clerk in?
No. Keys can be collected from your branch or office and returned, free of charge.
Can the report be used in a deposit dispute?
That is what it is written for. Deposit disputes are decided on evidence, and a dated, photographed record made before the tenancy began is the evidence of how the property started.
