What it covers
The premises as found on the day- Finishes
- Walls, floors, ceilings, glazing, doors and shopfronts, described and photographed.
- Visible services
- Lighting, heating, ventilation and sanitary installations recorded as present, and switched on where it is safe to do so. This is not a specialist test.
- Fixtures and fittings
- The landlord’s items listed separately from anything the tenant brings in.
- External areas
- Yards, forecourts and loading areas, where they form part of the premises let.
- Photographs
- Dated, timestamped and cross-referenced to the line they evidence.
Why it is worth doing
The lease, the schedule and the endWhere a schedule of condition is attached to the lease and referred to in the repairing clause, the tenant’s obligation can be limited to keeping the premises in no worse condition than the schedule shows. How it is referred to in the lease is a matter for your solicitor.
A second visit at the end of the lease records the condition against the first schedule, which is where any discussion of dilapidations starts.
It is a record of condition. It is not a structural survey, a building survey to any RICS standard, or a valuation.
