Mid-term inspection
The mid-term inspection, while problems are still small.
A visit partway through the tenancy to see how the property is being looked after, and to catch damp, leaks and damage while they are still cheap to put right. One flat fee of £80, whatever the size of the property.
What is checked
A short report with the problems first- Condition
- Each room compared with the check-in record, with any change photographed.
- Damp and mould
- Signs of damp, mould and condensation recorded where they appear.
- Leaks
- Under sinks, around baths and showers, and on ceilings below bathrooms.
- Alarms
- Smoke and carbon monoxide alarms tested.
- Outside
- Gardens and external areas, where they are part of the let.
- Matters for you
- Anything needing action listed at the front of the report, so it can be dealt with straight away.
Notice and access
The tenant must be told firstA landlord or agent must give the tenant at least 24 hours’ written notice before an inspection of the property’s condition, and the visit must be at a reasonable time. The time is agreed with you, and the notice is yours to give.
The tenant does not have to be present. If they have agreed to the visit, the keys can be collected from your branch or office.

How much does a mid-term inspection cost?
£80, whatever the size of the property and whether or not it is furnished.
How often should one be done?
Once or twice a year suits most lets. Check the tenancy agreement for any limit on visits.
Is it the same as a check-out?
No. It is a shorter visit that checks condition and flags problems during the tenancy. Nothing is assessed for deductions.
When does the report arrive?
Within 3 hours of the visit, with any problem needing action listed first.
